Figures appear when you run a reading against your own property.
The reading
You give us a subject property. You get three figures for it, and the closed deals behind them.
We do not print example numbers anywhere on this page. A made-up comp is worth less than no comp, so figures only ever appear once you run a reading against your own property.
Underneath the figures you see the closed deals they were built from: layout, condition tier, days on market, and the terms that were actually filled. Addresses and submitter names are never shown.
How the match is made
A number needs at least [ 3 ] closed deals standing behind it. If your exact zip doesn't have them, the search widens one step at a time and stops the moment it has enough.
Search widens
- 01Your exact zip
- 02Your city
- 03Your city, ±1 bedroom
- 04Your city, ±1 bedroom, ±1 condition tier
- 05A nearby city within 15 miles, ±1 bedroom, ±1 condition tier
Whichever step it stopped on is printed next to your number, along with how many deals it used and which zips they came from. You always know how tight the match was, and when there isn't enough to answer, we say so instead of guessing.

What it costs
Comps has a monthly price, and one closed deal you know the real numbers on makes it free for 12 months. Premium adds the market view on top, and contributors pay half. See pricing
When it starts
The moment you submit
How long it lasts
[ 12 ] months
A person reviews every deal before it counts toward anyone's estimate. That review is separate, and it does not affect your access.
Submitting again later restarts the 12 months from that day. Deals don't stack: one keeps you in, and every further deal makes the estimator work better in the markets you actually operate in.
Start
Run one against your own property.
Five fields describing the property you're looking at, and you'll see what deals like it actually closed for.
